Frequently Asked Questions (FAQ'S

Is there a fee to use your service?

This service is completely FREE for tenants. We are compensated directly by landlords.

How long does it take to rent a property?

Once you have identified a property you like, we submit an offer.  If accepted, the keys to your new home can be in your possession within as little as 24 hours, depending on your move-in date.

How do I book a showing to see the property I like?

Simply pick the properties you want to visit. We then book the appointments as per your convenience/availability and assign a Rental Specialist to accompany you to all the showings. All you have to do is show up, and we’ll look after the rest!

How many properties can I see?

You can see as many properties as you like until you’ve found “the one.”

Why should I go through you? Can’t I do this myself?

You can absolutely do this by yourself, but we assume you have better things to do than to schedule your day according to your home search, as opposed to scheduling your home search according to your day. Our purpose is to make searching for your next home easy.  Given that we take care of everything from start to finish without any cost to you, why wouldn’t you go through us? This is our purpose. Get in touch and leave the rest to us.

What happens once my offer is accepted?

A deposit for the first and last month has to be made within 24 hours of offer acceptance. This should be in the form of certified cheque, money order or bank draft. The funds are deposited into a brokerage trust account, thereby firming the deal. We help you cross this bridge when the time comes. In addition, we also help you set up your utilities account and obtain tenant insurance, if necessary. You are then ready to receive your keys, depending on the move-in date.

What happens when my lease term is completed?

Once you move into your new home, the landlord/property manager assumes all responsibility of your occupancy. Upon completion of your lease-term, you are free to negotiate with your landlord in regards to extending the lease or continuing on a month-to-month basis. If you wish to terminate your lease, you need to provide 60 days notice to your landlord in writing. If you require any guidance or advice through this process, feel free to contact us.

What areas do you serve in the GTA?

We serve all areas in the GTA which include: Durham, Peel, York and Toronto.

Do I need to sign up to use your website?

I see that I need an employment letter.  What exactly does this mean?

If you are self-employed, you will require the Notice of Assessment for the last two years.

Check with us to find out more about what documents are needed to put forward a strong offer.

My credit score is great, but my roommate’s/partner’s is not very good.  Will this affect our chance of finding a place for rent?

Each application is unique.  If you find yourself in this position, just give us a call as we are more than happy to assist you.
